Smart design blends efficiency, comfort, and visual appeal.
Located in Kendall Yards – Spokane’s premier mixed-use urban neighborhood – this three-story medical office building features a contemporary design aesthetic compatible with that of surrounding structures. The building houses two medical groups – each of whom utilizes an entire floor. The third floor was left vacant for lease by a complementary medical group.
In addition to designing the building shell, BWA designed the interior space for one of the medical groups. The flow of patients, information and materials; patient and staff comfort; and privacy drove the layout of the space, which includes a reception area, open-concept office area, exam rooms, procedure rooms and support spaces.
Critical site-design issues included a tight buildable envelope with a property line to the north, parking-drive access to the west, a diagonal underground utilities vault and easement to the south, and the historic Spokane County Courthouse view corridor to the east.
An initial conceptual design by Shoesmith Cox Architects provided the early motif for what was originally conceived as a two-story building. Following design development, a third floor was added. A three-story entry lobby with a high-impact open stairway offers floor-to-ceiling views of the surrounding Spokane River corridor.
A variable refrigerant flow system was selected for its minimal floorplan intrusions, high energy efficiency and enhanced user-comfort attributes.
